During a routine test of the building, both fixed appliances (switches, sockets, lighting fittings and circuit boards e.t.c) and portable appliances (fridges, kettles, microwaves, cookers e.t.c) will be inspected. It is the Landlords responsibility to ensure both types of appliances are safe and ready for the use of anyone renting the property.
We work closely with many Landlords to periodically test the safety and efficiency of electrical devices at the buildings that they let. The Electrical Safety Council recommend that all types of rented accommodation leave a maximum of 5 years between these inspections (this suggestion becomes mandatory if the house is in multiple occupation).
When checking devices such as Fridges and Kettles, CPS Electrical can provide a PAT test in addition to the standard visual checks. While there is no legal obligation to Landlords to have a PAT test on these devices, it is recommended to ensure the safety of tenants. Each portable appliance within the property should also come with an instruction manual.
